Project Description
The applicants are proposing to construct 56 new residential units at 110 and 175 Linfield Drive. The proposal includes the demolition of two office buildings totaling approximately 56,000 square feet.

The project requires the following applications:

  1. General Plan Amendment: Change from Professional and Administrative Offices land use designation to Medium Density Residential land use designation;
  2. Rezoning: Change from C-1 (Administrative and Professional District, Restrictive) to R-3-X (Apartment - Conditional Development District);
  3. Conditional Development Permit: Establish specific development regulations and review architectural designs;
  4. Tentative Subdivision Map: Create 56 lots and associated common areas;
  5. Narrow portions of Linfield Drive;
  6. Heritage Tree Permit: Remove/relocate approximately 50 heritage trees and plant new trees; and
  7. Environmental Review of the proposed project.

Required Review
The proposed project requires review by the Housing Commission, Environmental Quality Commission, and the Planning Commission and review and approval by City Council.

A Draft Environmental Impact Report and the Response to Comments on the Draft, which when combined with the Draft constitutes the Final EIR, are available for review at the Community Development Department between 7:30 a.m. to 5:30 p.m., Monday through Thursday, and 8:00 a.m. to 5:00 p.m. on Friday, alternate Fridays closed.

Current Status
The Housing Commission and Environmental Quality Commission have already provided recommendations.  The project is scheduled for a recommendation by the Planning Commission on the Final Environmental Impact Report, General Plan Amendment, Rezoning and Tentative Subdivision Maps on March 13, 2006 and for consideration by the City Council on March 21, 2006.
