Project Description

The applicant, Foster Enterprises, proposes to demolish existing buildings and construct four industrial buildings totaling approximately 96,500 square feet on an approximate five-acre site located at 3633 Haven Avenue. The applicant proposes to subdivide the four buildings into up to 30 industrial condominium units.

Required Review

The proposal requires rezoning from M-2 (General Industrial) to M-2-X (General Industrial, Conditional Development District), a Tentative Subdivision Map for the reconfiguring of two parcels and the creation of up to 30 industrial condominium units, and approval of a Conditional Development Permit (CDP), and environmental review for the construction of the four new industrial buildings. The Planning Commission will review the proposal as a recommending body, and final decision-making authority will be with the City Council.

Current Status

An Initial Study/Mitigated Negative Declaration has been prepared and is being circulated for review and comment between January 27,2005 and February 28, 2005. Comments need to be submitted by February 28, 2005 at 5:30 p.m. or at the Planning Commission discussion of the item.

The documents are available for review by selecting the applicable link in the Staff Reports and Related Documents section, at the Library Reference Desk or at the Community Development Department between 7:30 a.m. to 5:30 p.m., Monday through Thursday, and 8:00 a.m. to 5:00 p.m. on Friday, alternate Fridays closed.

The Planning Commission will consider the proposed project on February 28, 2005 at 7:00 p.m. at the City Council chambers. The City Council meeting date has yet to be determined, but is anticipated in March 2005.
